There’s a long-standing belief that Calgary home prices follow oil.

To test that idea, I analyzed 10 years of data comparing WCS oil prices with Calgary’s total residential benchmark price.

What the data shows is more nuanced than most expect. While the two move together over the long term, oil prices do not consistently predict housing movements—and the commonly assumed lag between the two isn’t clearly supported.

For buyers and sellers, this matters. Market conditions are shaped by a combination of supply, demand, interest rates, and broader economic factors—not any single indicator.
