What Calgary's 98% Sale-to-List Price Really Tells Us

Calgary homes commonly sell for close to their final asking price, but that statistic does not necessarily tell us where the seller originally started.

I recently analyzed 20,928 Calgary residential sales closing between Sept. 1, 2025 and Aug. 31, 2026.

The median property sold for 97.83% of its final asking price. But 34.2% of the sold listings had already reduced their asking price before selling.

Among those price-reduced listings, the eventual sale was a median:

  • 97.35% of the final asking price
  • 93.02% of the original asking price

The distinction matters for both buyers and sellers. A property that appears to have sold only 2% or 3% below asking may have already undergone a meaningful price adjustment before the successful offer was accepted.

The analysis also found that listings with recorded price reductions had substantially longer marketing histories. Listings whose asking price remained unchanged had a median 18 Days on Market, compared with 60 days for listings that were reduced.
