Over the years, I’ve noticed that some Calgary communities seem to remain consistently desirable through changing market conditions while others experience sharper swings in pricing, inventory, or buyer activity.
That doesn’t necessarily mean one community is “better” than another. In many cases, communities simply attract different types of buyers and evolve in different ways over time.
In a recent analysis using 10 years of MLS® sales data, I looked at how housing mix, redevelopment, buyer participation, and community structure may influence long-term resilience across several Calgary neighbourhoods including Bridgeland, Acadia, Seton, Elbow Park, and Downtown West End.
One of the more interesting findings was that some communities appear to maintain stability through broad buyer participation and a mix of housing types, while others remain resilient through scarcity, prestige, or highly specialized demand.
